A resident of Mobile, and our Alabama TC Team Leader, Tamara is a driven and energetic Transaction Coordinator with over 5 years Real Estate experience before joining Agent Transaction Solutions in 2022. She started as an administrative assistant and quickly became the Operations Manager for a top producing team in the Coastal Bend region of Texas. Tamara is a Coast Guard military wife, mother to two amazing boys, and they have a sweet rescue dog named Captain. Our rates are clear and simple, we offer discounts for “both sides” files, and we’re paid on the CDA or online invoice at closing and funding.
PRICING IS PER SIDE, PER FINANCING OR CASH FILE CLOSED.
· The GOLD LEVEL SERVICE package focuses primarily on paperwork management, broker compliance and begins upon receipt of an executed contract for cash or financing files.
· Certified Transaction Manager will REVIEW DOCUMENTS/DISCLOSURES for accuracy and required addendums; communicate discrepancies to agent and obtain additional disclosures and signatures as needed via REALTORS designated signing platform.
· Add contract to agents private CALENDAR PORTAL with critical dates, deadlines, contingency removals.
· Clean up, ORGANIZE and continuously work agent's online file; DocuSign Rooms, Dotloop, Skyslope, Command, Zip Forms, etc.
· ENSURE FILING of executed contract, disclosures and amendments. All required reports, California and Broke forms, HOA documents, title commitments, inspections, and repair invoice, etc.
· DRAFT AMENDMENTS for price changes, extensions, etc. And route them for signatures and through escrow as needed.
· Submit completed files for and work to obtain BROKER COMPLIANCE APPROVAL, provide agent a commission summary and track CDA.
· Provide buyers with home warranty options, collect their order, create and send HOME WARRANTY INVOICE to title, and retain in agent-client's online file. Manage collection of buyer's walkthrough and final acceptance form from client or the other agent.
PRICING IS PER SIDE, PER FINANCING FILE CLOSED. CASH FILES $350.
· The PLATINUM SERVICE package includes all the features of the Golf Level Service package, and layer in the following client-care and transaction coordination services for both seller and buyer files.
· Certified Transaction Manager will oversee progress of all Lender required CONTIGENCIES and DEADLINES. Work closely with Lender to track critical APPRAISAL DATES; ordering, confirmation of scheduling, and delivery date tracking of appraisal.
· We offer CONCIERGE STYLE communication upon request; provide utility connection service contracts to buyers, collect information from sellers which aide buyers at move in, notify sellers or co-op listing agent of inspection date/time, and with best practices to prepare for inspections.
· Ensure buyers are working with Lender to clear loan conditions, selecting insurance provider, and checking that FINANCING APPROVAL deadline is met and preliminary CD is signed on time.
· Work to COLLECT PAID INVOICES, receipts, and/or evidence of repairs as needed to satisfy any repairs required by the lender or as written between the parties.
· To help ensure a timely closing and communication to all parties; TRACK CLEAR TO CLOSE from lender, ensure documents are delivered to title, and final CD is disclosed to all parties prior to closing.
PRICING IS PER SIDE, PER FINANCING FILE CLOSED. CASH FILES $500.
· The DIAMOND SERVICE package includes all the features of the Gold and Platinum Level Service packages, and layers in an additional level of agent and buyer or seller client-care and transaction coordination services. Pricing is per side, per financing file closed.
Your transaction coordinator will provide the buyer and/or seller weekly easy to read "CLIENT-CARE" UPDATES of their purchase or sale containing key information relevant to the transaction; what's happened, what's coming up, and with key contract event deadline progress.
